Net Absorption Positive for Houston Office Market in Q2 – 2012

Net absorption for the overall Houston office market was positive 1,577,674 square feet in the second quarter 2012. That compares to positive 1,350,936 square feet in the first quarter 2012, positive 1,384,548 square feet in the fourth quarter 2011, and positive 1,022,034 square feet in the third quarter 2011.

The Class A office market recorded net absorption of positive 895,436 square feet in the second quarter 2012, compared to positive 1,226,614 square feet in the first quarter 2012, positive 974,638 in the fourth quarter 2011, and positive 815,431 in the third quarter 2011.

The Class B office market recorded net absorption of positive 633,697 square feet in the second quarter 2012, compared to positive 151,606 square feet in the first quarter 2012, positive 347,075 in the fourth quarter 2011, and positive 351,586 in the third quarter 2011.

The Class C office market recorded net absorption of positive 48,541 square feet in the second quarter 2012 compared to negative (27,284) square feet in the first quarter 2012, positive 62,835 in the fourth quarter 2011, and negative (144,983) in the third quarter 2011.

Net absorption for Houston’s central business district was positive 33,375 square feet in the second quarter 2012. That compares to positive 287,807 square feet in the first quarter 2012, positive 236,210 in the fourth quarter 2011, and positive 382,909 in the third quarter 2011.
