Q: How do I get started ?

Q: How is ” Realty Consultants able to offer such a low fee?

A: We’re efficient and offer a choice of essential services to today’s savvy buyers and sellers. Real estate brokers work on a contingent premium commission – and only get paid when a transaction successfully closes. Because of that, their fees are higher to cover all the transactions that do not close. They charge high commissions because they work for free and spend money on marketing and often do not get paid. At ” Realty Consultants ” we offer the a choice of help services that buyers an sellers need. Instead of working for free, we charge everyone a low reasonable consulting fee. By offering everyone a choice of help services, we are able to keep fees reasonable.

Q: If you charge so much less, are other real estate brokers overpaid?

A: Sometimes. While traditional brokers disagree, the fact is that traditional sales people often work without being paid because not every transaction successfully closes. In order to make up for that unpaid time and money, they need to charge a premium to clients who actually successfully close the sale. So if they close your transaction, you are helping to pay your traditional broker for all the unpaid work he has done for other clients. If you do not close your transaction but used the services of a traditional broker, then your traditional broker was definitely underpaid.

Q: Do you help with residential and commercial properties ?

A: Yes. We have many years experience in both commercial properties and residential home transactions. We have experience in commercial leasing and transactions. We have consultants specializing in commercial properties. We understand investment properties. We can help investors use the income approach to determine value and help sellers to form their property income financials to be more readable and understandable to prospective investment buyers.

Our residential consultants have helped buyers and sellers of residential homes for many years. We understand zoning and deed restrictions and also owners associations.

Q: Can you help with a special project – not a transaction?

A: You may need a consultant for a special project. Maybe you need our specialized knowledge or research. Maybe you have the time and ability to handle part of a transaction, but need our help in a specific manner. After you complete the ” Needs Analysis “, we can discuss your specific needs and tasks to be done.

Q: Is ” Realty Consultants ” for everyone ?

A: Maybe not. When you choose to work with ” Realty Consultants “, you are getting some great resources that you won’t get with a traditional sales person – and for a very reasonable fee. However, you will likely do a little more work than you would do with a traditional sales agent (for buyers, doing home research online; for sellers, arranging viewings). ” Realty Consultants ” is best for people who want to save money, get better representation, and are happy to pur some effort into buying or selling their property.

Q: Do I get personal attention with ” Realty Consultants ” ?

A: Certainly. ” Realty Consultants ” offers virtually the same service and access as a traditional agent. It depends on your ” Needs Analysis”. See our buyer and seller help pages for more information.

Q: How much can I save with ” Realty Consultants ” ?

A: You can save a stack. The actual money savings depends on

  • Your “Needs Analysis Checklist “
  • The tasks you decide to do and task not to do.
  • Your choice of fee option
  • If a transaction is required
  • The sales price (if any)

You choose among our fee structures. As long as your buying or selling a property for more than $200,000, you will save money with ” Realty Consultants “.

Buying Questions

Q: Do you give property tours ?

A: Yes. Our fee includes ten hours of property tours ( a “property tour” is acess to a property listed for sale, so we will spend a total of 10 hours showing your these properties as part of the fee). If you want additional property tours, no problem – we bill you at $75 per hour.

Q: I am a buyer – how much money will I save ?

A: You save a stack. The exact amount you save will depend on your decisions on the ” Needs Analysis Checklist ” and which Fee option you choose and the purchase price of the property. If you choose to get a rebate, the savings could be substantial. The rebate is subject to consent.

The commission paid by a seller to a buyer’s agent is usually 3% of the sale price. Sometimes it’s more, sometimes it is less. What ever the commission, we rebate part of it to you at closing, minus the balance of our consulting fee. Generally you save 3% of the sales price, minus our fee. Worried you are not getting all the services you will need? Go ahead and compare us to the competition. For a $500,000 property, you save approximately $7,5000. Q: I want to buy a property – What does your fee cover?

Q: Do you help buyers with properties being sold at foreclosure?

A: We can help you, but there is not commission rebate to you. We can discuss which fee option will be best for you. We should also discuss issues such as title search and legal issues which might best be discussed with an attorney specializing in real estate. We know a friendly real estate attorney.

Q: Do you help buyers with bank REO properties for sale ?

A: Yes. An ” REO ” is a property when the bank bought it at foreclosure auction (instead of selling it to some other bidder). Usually banks will list an REO and offer a commission to a buyer’s agent, so you will get a rebate from us. But that’s not all: REO transactions include the bank’s addendum or purchase contract. This contract is very one sides towards the bank, therefore it is a good idea to have a lawyer to protect your legal interests in the transaction. (but not for the lawyer to determine property value and not to negotiate for you.)

Q: Do you help buyers with short sales ?

A: Not yet? From a buyer’s perspective, a short sale is much like a regular sale. The difference is that it cn be 90 days or more until the final closing. On top of that, there is no guarantee of a final lender approval, so buyers can wait for months to be told that the offer was rejected. We are evaluating our participation in short sales.

Seller Questions

Q: I am a seller – how much money will I save?

A: You save a stack. When you complete the ” Needs Analysis Checklist “, you then decide which tasks you want to do yourself and which tasks you want “Realty Consultants” to do. We will also send you a list of 209 tasks to sell a property. The typical commissions charged by a traditional “full service” listing broker is 3% of the sale price. When you work with “Realty Consultants”, instead of paying that high premium commission, you may choose our Monthly Retainer Fee or the “Straight 1.5% fee. Of course, there are cheaper ways to list on the MLS – as low as $500 from discount brokers – but your won’t get the help we provide nor our consulting guidance.

Q: I am a seller – how much money wil I save?

A: “Realty Consultants” is a true consultant, not a discount broker. Go ahead and compare us to the competition. We offer an affordable price for the most essential help you need and expect when you sell property. See our chart for more details on how much money you can save selling with us.

Q: How much extra work will I do to sell my property when I engage “Realty Consultants” ?

A: It depends on your decisions when reviewing the “Needs Analysis Checklist” and the tasks you need help with. That is the difference between engaging “Realty Consultants” and a traditional sales agent. If you wish, you can arrange viewings of your property – instead of us. If you prefer, we can make special arrangements to show your property to prospective buyers.

A:   No, we can not help with short sales. In the recent 12 months, the goverment rules have become more complex and we do not feel qualified. ( how is that for honesty?)  Please phone so that we might help you find a qualified short sale professional.
